If you’ve ever driven through your neighborhood and seen a roofing installation job in progress, the idea that your home might need a new roof soon might have crossed your mind. If you haven’t received a professional roof inspection yet, but still want to know if your roof is a potential candidate, here are a few signs that it’s time for a new roof:

  • Age — In most cases, a residential roof can last for 20 to 25 years. If your roof is older than this and you’re starting to notice signs of damage, it’s probably time to consider new roofing installation. This is especially true if your current roof wasn’t installed over an existing layer of shingles.
  • Missing shingles–Is your roof missing shingles in certain spots? Having spots where shingles are missing throughout your roof is a sign of damage, and a sign that your roof isn’t holding up as well as it used to.
  • Shingle granules in the gutters–When you clean out your gutters, do you consistently find small granules from your shingles in them? This is a sign that your shingles are deteriorating and that new roofing installation is likely in your near future.
  • Buckling and curling shingles–Another sign that your roof is deteriorating is if your shingles are starting to buckle and curl in certain spots. If you can’t see this happening at first glance, look at the slopes of your roof when it’s receiving direct sunlight to determine if this is a problem.
