- Age of the Roof- Even if nothing is obviously wrong with your roof, if it is more than 20 years old, you should seriously consider having it replaced. Twenty years is considered the maximum life expectancy for a shingle roof, and if yours is older than that, it’s likely that its effectiveness will start to decline if it hasn’t already.
- Condition of the Shingles- If your shingles are starting to curl up at the edges, or to become cracked or lose asphalt granules, then you will most likely need a roof replacement in the near future. Cracked or curled shingles are signs that your roof already has a moisture problem, and balding shingles are less effective at serving their purpose of keeping water out.
- Moss Growth- A third sign that you will probably need a roof replacement soon is moss growth on your shingles. The presence of moss on your roof is more than just a cosmetic flaw, as moss can hold moisture against the roof and cause damage over time.
