The Oldest Housing Stock We Regularly Work On
Salisbury is the oldest place on our route, and it shows in the roofs. The median house in the city dates to roughly 1976. Close to fifteen percent of the housing predates 1940, and another quarter of it went up between 1940 and 1969. Those numbers change how an estimate goes. Out in Milford Hills and Country Club Hills you are mostly looking at mid-century ranches and split levels: simple pitches, few penetrations, roofs that have already been replaced two or three times. In Fulton Heights you are looking at Craftsman bungalows and Colonial Revival houses that started going up in 1904, most of them with a deep front porch roof running at a shallower pitch than the main roof. Down in West Square and the Brooklyn-South Square blocks the houses get older still, and the rooflines get genuinely complicated: hips running into gables, dormers, turret returns, and valleys somebody cut by hand.

Five Local Historic Districts and What They Ask For
The city maintains local historic districts that include West Square, Brooklyn-South Square, Ellis Street Graded School, Downtown, and North Main, and the Fulton Heights neighborhood carries a National Register designation of its own. Inside a local district, a Certificate of Appropriateness has to be issued before the building permit. Salisbury's minor works track can approve re-roofing with similar materials, including a change of color, without a full commission hearing. Change the material or the roof form and it becomes major work reviewed by the Historic Preservation Commission. That distinction matters most with metal: the commission has found modern exposed-fastener panel roofing inappropriate where it does not closely replicate standing seam, and it generally looks for evidence of a previously existing metal roof before approving one. We would rather explain that at the estimate than after an application comes back denied, and city preservation staff are approachable if you call first.
What We Find Under a Salisbury Roof

Many older houses in town were built with undersized half-round gutters or with nothing at all, and the streets around Bell Tower Green and the blocks off Innes Street carry mature trees that will fill whatever you hang up there.
