Three Very Different Kinds of Roof in One Small Town

Mount Pleasant had 1,671 residents at the 2020 count, which makes it the smallest town we cover and one of the most varied to work in. The center of town, where Mount Pleasant Road meets NC 73, holds a National Register historic district: 98 contributing buildings along North and South Main Street and East and West Franklin Street, in Victorian, Colonial Revival and Craftsman styles, listed in 1986. Two minutes away sits the old Collegiate Institute campus, where the 1855 Main Building houses the Eastern Cabarrus Historical Society Museum next to the 1853 Lentz Hotel, the oldest commercial building in Cabarrus County.

Drive five minutes out and it is a different world. Properties along Moose Road and Fink Road average close to fourteen acres apiece, and the houses on them average a mid-1970s build date. Those are the farmhouses and brick ranches that make up most of our work here, and a lot of them are on a roof that was put up in the late nineties or early two-thousands. Then there is the third category: Brighton Park, the Niblock Homes community near the NC 73 and NC 49 junction, and Green Acres from Smith Douglas. Those roofs are new and will not need us for years. The estate lots on Steeplechase Drive fall somewhere in between.

Acreage Changes the Logistics, Not Just the Price

Here is something an out-of-county roofer will not think about. Because the town's sewer capacity is limited and service outside town limits requires voluntary annexation, most of the 28124 zip code is on septic. Drain fields do not appreciate a loaded shingle delivery or a full dump trailer parked on top of them. Before we schedule out here we ask where the field is and plan the staging around it, along with the long gravel drives that are the other constant. It is a small thing that separates a clean job from a repair bill having nothing to do with your roof.

Older Homes Take Longer, and They Should

A farmhouse added onto twice has porch roofs, shed roofs and a main gable meeting at different pitches, and every transition is a place water wants in. Some have metal over the porch and shingle everywhere else. We can replace just the shingle portion and detail the tie-in rather than ripping off metal that is doing its job. In the historic district the concern shifts to steep pitch and decorative dormers, and we take the time those deserve.

I have a long gravel drive and a septic field. Where will your trucks sit? +

We ask about both before the job is scheduled. Shingle deliveries and dump trailers are heavy enough to damage a drain field or rut a soft gravel drive, so we agree on a staging spot with you in advance and keep the equipment off anything that matters.

Can you work on a home inside the Mount Pleasant Historic District? +

Yes. The district covers roughly 42 acres around Main and Franklin Streets and includes a lot of steep, detailed roofs. We take more time on those, and we are happy to talk through shingle profiles and colors that suit the age of the house before anything is ordered.

Do you go out past the town limits, along Moose Road and Fink Road? +

We do. A good share of our Mount Pleasant work is on acreage well outside town, and being twelve miles from our Concord shop makes that easy. There is no minimum distance charge for anything in eastern Cabarrus County.

My farmhouse has metal over the porch and shingles everywhere else. Can you replace just the shingles? +

In most cases, yes. If the metal section is sound there is no reason to tear it off. The important part is detailing the transition where the two systems meet so water is carried across it properly instead of finding its way under the edge.
