Mooresville is our longest regular run north, about twenty-two miles from the shop and roughly half an hour by NC 73 and I-77, or straight up NC 3, the Dale Earnhardt Highway, when the interchange is backed up. The thing that stands out about this town is that it is not one housing market. It is three.
Three Housing Layers, Three Different Roofs
Start downtown. The Mooresville Mill Village Historic District takes in about 160 acres around Catawba and Iredell Avenues, where the cotton mill put up more than four hundred worker houses between 1902 and 1930. Those are compact Craftsman and Colonial Revival homes with front and back porches, and they roof nothing like anything built since. Then comes the 2000s subdivision layer: Morrison Plantation was built out between roughly 2001 and 2007, and Curtis Pond and Winslow Bay are the same generation, which puts those roofs right at the age where a replacement discussion is legitimate. Last is the newer and waterfront layer, Byers Creek at one end and The Point on the peninsula at the other.
What We Find Under a Mill Village Roof
Tearing off a 1910s mill house is not the same job as tearing off a 2004 colonial. Under the shingles you often meet board sheathing rather than plywood, laid with gaps, sometimes carrying a second or third layer of old roofing on top. Rafter tails and porch framing on a house that age have usually taken water somewhere. We do not price these blind. We get into the attic first, say what we expect to find, and agree on how decking replacement will be handled before the first shingle moves.
Wind Off the Water on the Brawley School Peninsula
Houses out Brawley School Road and around The Point have long open-water fetch on at least one side. A straight-line thunderstorm crossing Lake Norman hits those elevations harder than a house three miles inland with trees around it. In practice we look closer at the starter course, ridge and hip caps and rake edges on any lake-facing plane, and high-wind-rated shingles with a proper nailing pattern are worth talking through before you pick a product.
Repairs, and Gutters on Century-Old Eaves
A good share of our calls in this town end in a repair rather than a full replacement, and that is a fine outcome. A slipped shingle, a split pipe boot, a valley the last contractor never flashed correctly: those are afternoon jobs. On the older homes downtown, guttering is often the more pressing problem, because a hundred-year-old house with failed gutters sends water straight into a crawlspace. We run seamless aluminum cut on site, which matters where no two eaves are quite the length you expect.
What Mooresville Homeowners Pay for a New Roof
The three-layer split shows up in where a house lands, not in the range itself.
